Mitigation & rebuild in-house

One company from the first gallon extracted to the last coat of paint.

Reseda is central-valley flatland, laid out on a grid and built out overwhelmingly in the 1940s and 1950s as single-family tract housing, with substantial apartment development layered in later along the main corridors.

It's also one of the hotter parts of Los Angeles. Summer here runs long and severe, air conditioning runs close to continuously for months, and that fact produces a category of water damage most homeowners never think about until a ceiling stains.

Alongside that, the standard postwar problem: copper supply lines run through concrete slabs, now well past sixty years old.

The air conditioning problem nobody expects

An air conditioner is a dehumidifier that happens to cool. Running through a valley summer it pulls a substantial volume of water out of the air, and all of it leaves through a condensate drain line — usually a length of small-diameter PVC that terminates outside or into a drain.

Those lines clog. Algae, dust and biofilm build up inside them over years, and when the line blocks the water backs up into the drain pan and overflows. If the air handler is in an attic — which in the valley it very often is — that water lands on the ceiling below.

It's a slow, quiet failure. Most people discover it as a spreading brown stain on a bedroom ceiling in July, by which point the drywall, the insulation above it and sometimes the framing have been wet for weeks. The prevention is genuinely trivial: have the condensate line cleared annually, make sure the secondary drain pan under an attic unit is intact and its overflow line terminates somewhere you'd notice, and fit a float switch that shuts the system off when the pan fills.

Uniform tracts, synchronised slab leaks

When thousands of homes go up in a few years to the same specification, they fail on the same schedule. Copper run through concrete abrades where it contacts the slab, and hot-water lines go first because they move the most.

Because the housing population is so uniform, the failures cluster geographically. Three slab leaks on a block in two years isn't bad luck — it's identical copper installed the same year reaching the end of its life together.

The signs are worth knowing before the first failure: a warm patch on the floor, a water bill that climbed with no change in usage, the sound of moving water with every fixture off, and damp baseboard in a room with no plumbing in it. We locate them with thermal imaging and acoustic equipment so concrete gets opened once, in the right place.

Apartment stock and soft-story retrofits

The apartment buildings along Reseda's main corridors are largely from the 1950s through the 1970s, running original supply plumbing and built with stacked kitchens and bathrooms. One failure in a plumbing column affects the same corner of several units at once.

Many of these are also the tuck-under-parking type subject to Los Angeles' mandatory soft-story seismic retrofit ordinance. Retrofit work disturbs plumbing, wall assemblies and drainage that had been undisturbed for decades, and we're regularly called to buildings where a loss surfaced during or shortly after that construction.

That's not an argument against retrofitting, which matters enormously. It's a reason to have moisture readings taken before walls are closed back up, while access is easy and cheap.

What causes water damage in Reseda

These are the failure patterns we actually see at this address range — not a generic list.
  • AC condensate line overflow

Blocked drain lines on attic air handlers back up into the pan and soak the ceiling below through a long valley summer.

  • Synchronised slab leaks in uniform tracts

Identical copper installed across thousands of homes in a few years reaches end of life across whole streets at once.

  • Stacked-plumbing cascade losses

Older apartment buildings concentrate a single failure into the same corner of several units.

  • Losses surfacing during soft-story retrofits

Seismic retrofit work disturbs decades-old plumbing and wall assemblies in tuck-under apartment buildings.

Why us, here

Why Reseda residents call Drycore Restore

About 33 minutes from our Glendale base. 5.0 from 3 verified Google reviews · Licensed, bonded & insured.
  • Half our summer calls are the air conditioner

A blocked attic condensate line backs up and soaks the ceiling below for weeks. It is a ten-dollar problem that becomes a ceiling replacement.

  • Uniform tracts fail on the same schedule

Identical slab copper installed across thousands of homes in a few years. Three on a block in two seasons is the material's age.

  • Retrofit-era buildings need metering

Soft-story work disturbs plumbing untouched for decades. We would rather read moisture before walls close than after.

What Reseda calls sound like

Half our Reseda summer calls are attic air handlers, not plumbing. A blocked condensate line is a ten-dollar problem that becomes a ceiling replacement if nobody looks.
