Mitigation & rebuild in-house
One company from the first gallon extracted to the last coat of paint.
Mitigation is the emergency. Reconstruction is where most restoration jobs go quiet — the drying gets done, the equipment leaves, and then the homeowner spends two months trying to get someone to come put the walls back.
Drycore Restore does the rebuild in-house. The same company that documented the loss and removed the materials is the one that installs the new drywall, matches the texture, paints, sets the baseboard, lays the flooring and reinstalls the cabinetry. There's no handoff, no second estimate, and no argument about what was supposed to be included.
That continuity matters for the claim too. Because we scoped the demolition, our repair estimate lines up with what was actually removed, which means fewer supplements and less delay between approval and completion.

What we're looking for
Signs and problems this service solves
Open walls after a mitigation crew left
Flood cuts, missing baseboard and exposed framing are normal after drying — but they're supposed to be temporary. If it's been weeks, that's a scheduling problem, not a construction one.
Mismatched patchwork from a previous repair
A visible texture patch or a paint line halfway down a wall is the signature of a rushed repair. Fixing it properly means feathering the texture and painting to a natural break.
Flooring that was removed and never replaced
Bare subfloor or slab in a room is a tripping and dust hazard and it prevents you from using the space. It's also the longest-lead item in most rebuilds, so it should be ordered early.
Cabinets removed or damaged at the base
Water-damaged cabinet boxes with swollen toe-kicks and delaminated sides need replacement, and matching an existing kitchen run requires either a good match or a decision to redo the run.
Doors and trim that no longer fit
Swollen door jambs and casing that took on water rarely return to spec. Replacing them during the rebuild is straightforward; living with a door that won't latch is not.
An unfinished claim with an unspent scope
If your carrier approved reconstruction and the work never happened, that money is still yours to use. We'll review the approved scope and pick it up.
Scope of work
What water damage repair & reconstruction includes
A line-item scope that mirrors what was removed
Because we did the mitigation, the rebuild estimate matches the demolition exactly. That is what prevents the supplement cycle where a separate contractor's scope and the adjuster's approved scope never quite line up.
Material selection driven early
Flooring, paint, cabinet finish and fixtures chosen while drying is still running, so long-lead items are ordered during the framing-stage work. Material lead time — not labour — is what actually stretches a rebuild.
Insulation, drywall and licensed trades sequenced correctly
Where plumbing or electrical needs correcting while a wall is open, licensed trades go in before anything closes. Permits pulled with the City of Glendale where scope requires them.
Hand-matched texture and paint to a natural break
Texture sampled against the existing surface before we commit — knockdown, orange peel, skip trowel, smooth, or hand-troweled plaster. Paint runs corner to corner rather than spot-patching an area that will always show.
Flooring over a verified slab
Calcium chloride or in-situ RH testing before installation. Laying over concrete that is still emitting moisture destroys the new floor and voids most manufacturer warranties.
Walkthrough, punch list and final documentation
We walk the job against the original scope with you, build a punch list and finish it. You get the final moisture record and any warranty paperwork on installed materials.
How it works
Our water damage repair & reconstruction process
- 1
Scope and approval
We write a line-item scope that mirrors what was removed and submit it to your carrier if the work is being claimed. You approve it before anything begins, and you know the number in advance.
- 2
Material selection
Flooring, paint color, cabinet finish and fixtures get selected up front so long-lead items are ordered while framing-stage work proceeds. This is where most rebuild delays actually originate.
- 3
Rough work
Insulation, drywall hang, taping and any framing repair. Where plumbing or electrical needs to be corrected while the wall is open, we sequence licensed trades in first.
- 4
Texture and paint
Texture is matched by sampling the existing surface, not by guessing. We paint to a natural break — corner to corner, or the full wall — rather than spot-painting a patch that will always show.
- 5
Flooring, trim and cabinetry
Flooring installation, baseboard and casing, door adjustments, cabinet install and countertop reset. Slab moisture is verified before any flooring goes down.
- 6
Final walkthrough
We walk the job with you against the original scope, build a punch list, and finish it. You receive the final moisture documentation and any warranty paperwork on installed materials.

Matching what's already there
The measure of a good restoration rebuild is that you can't tell where the damage was. That's harder than it sounds in a city with Glendale's range of housing. A 2005 condo has a knockdown texture that any competent drywall crew can reproduce. A 1926 Spanish bungalow in Rossmoyne has hand-troweled plaster with a specific trowel pattern, coved ceilings and plaster returns at the windows — reproducing that is a craft, and a modern drywall patch in the middle of it looks wrong forever.
Same with flooring. Solid oak strip flooring installed in the 1940s is a different width and thickness than what's stocked today. Weaving new boards into an existing floor and refinishing the whole run produces a seamless result; laying a patch of modern flooring in the middle of it does not. We'll tell you which approach a given repair requires and what each costs.
For paint, we can color-match from a sample, but a matched color on a patched section of a wall that's been fading for eight years will still read differently. Painting corner-to-corner is nearly always the right call, and it costs less than people expect.
Rebuilding smarter than it was before
An open wall is an opportunity. If we're already down to studs in a laundry room, that's the moment to add a drain pan under the washer, replace rubber hoses with braided stainless, or install a leak sensor that shuts off supply automatically. If a bathroom floor is coming out anyway, that's when to install a proper waterproofing membrane rather than putting tile back over a mud bed with no barrier.
In a kitchen rebuild we suggest a leak detector under the sink and behind the refrigerator, both places where slow drips run undetected for years. Under a water heater, a pan piped to a drain costs almost nothing during construction and is a major project to add later.
None of this is upselling for its own sake — we'll tell you when an upgrade isn't worth it. But we've seen enough repeat losses at the same address to know that rebuilding a vulnerability exactly as it was is a decision, not a default.
Honest cost drivers
What determines the price of this work
Finish level
Builder-grade drywall, paint and MDF baseboard is one price point. Matching plaster, custom millwork or a specific hardwood species is another entirely.
How much came out
The rebuild scope is set during mitigation. This is one more reason to dry materials in place wherever possible rather than demolishing them.
Kitchens and baths
These are the most expensive rooms per square foot in any house because of cabinetry, countertops, tile and plumbing fixtures. A water loss in a kitchen costs far more to rebuild than the same footprint in a bedroom.
Matching versus replacing
Sometimes matching an existing discontinued material costs more than replacing a larger area with something current. We'll price both and let you decide.
Permits
Structural work, electrical and plumbing modifications require permits from the City of Glendale. We pull them when the scope requires it — skipping permits creates problems at resale.

Why us for this
Why Glendale calls Drycore Restore for water damage repair & reconstruction
This is the phase where most restorations die
Mitigation companies dry and leave. The homeowner then spends two months trying to get a separate contractor to put the walls back. Doing both under one roof is the single biggest reason our jobs finish.
We match, rather than approximate
A 1920s Rossmoyne plaster wall replaced in drywall changes the thickness and the way it meets original casing, and it shows permanently. We replace in kind and weave hardwood in rather than patching with modern stock.
We will take over a job someone else abandoned
If another company dried and vanished, we will verify the structure is genuinely dry with our own meters — we will not close a wall over wet framing — and rebuild from whatever scope your carrier already approved.
You choose the contractor, and we say so
In California the decision is yours regardless of any preferred-vendor programme, and it does not affect your coverage. We would rather you know that than assume otherwise.
Questions
Water Damage Repair & Reconstruction FAQs
No. In California you choose your own contractor. Carriers maintain preferred vendor programs and may recommend one, but the decision is yours, and choosing your own does not affect your coverage.
A single-room drywall, texture, paint and baseboard rebuild typically runs several days to a week. Rooms involving flooring, cabinetry or tile run two to six weeks, mostly driven by material lead times rather than labor.
In most cases, yes. We sample the existing texture and match by hand, and we source flooring to match species, width and finish where the product is still available. Where an exact match isn't possible, we'll show you the options before committing.
We take those jobs regularly. We'll verify the structure is genuinely dry with our own meters first — we won't close up a wall over wet framing — and then rebuild from there, working with whatever scope your carrier has already approved.
Yes, and an open wall is the cheapest moment to do it — a drain pan under a washer, braided stainless hoses, a leak sensor with automatic shut-off, or a proper waterproofing membrane under a bathroom floor. Be aware of the line between covered restoration and an upgrade you are funding: your carrier pays to return the property to pre-loss condition, so we price improvements separately and clearly.
