Encino divides sharply at Ventura Boulevard. South of it, particularly in Amestoy Estates and the Encino hills, are some of the largest residential lots in the San Fernando Valley — substantial custom homes with pools, guest houses, wine rooms and finished basements.
North of the boulevard the character shifts to denser condominium and apartment development along the Ventura and Balboa corridors, with the Sepulveda Basin forming the eastern boundary.
The estate side is where most of our Encino work happens, and it's a specific discipline. Large homes are not simply bigger versions of small ones, and treating them that way is why big dry-outs stall.

Why large-home drying goes wrong
Open volumes, double-height ceilings, multiple levels and complex floor plans all change the dehumidification requirement, and they change it faster than floor area suggests. A 6,000 square foot home with 14-foot ceilings has roughly double the air volume of a 6,000 square foot home with standard ceilings, and the equipment has to match the volume.
Undersized dehumidification is the single most common reason a large-home dry-out plateaus at day five with readings that stop dropping. We calculate from cubic volume and affected material rather than estimating, which on losses of this scale frequently means desiccant dehumidification rather than refrigerant units, plus enough air movers to establish genuine airflow across every wet surface.
We also log daily — temperature, relative humidity, grains per pound and material moisture content — so if drying does slow, we can see whether it's the equipment, the conditions or an unfound moisture source rather than guessing.
Finishes that make the estimate
On an estate loss the reconstruction is almost always the larger number, and it's driven entirely by what was there. Stone, custom millwork, wide-plank hardwood, wine room cooling and racking, home theatre finishes, engineered wood over radiant heat — each has specific drying requirements and a generic approach damages things that are genuinely difficult to replace.
Our strong preference is to save materials. Solid and wide-plank hardwood extracted quickly can be dried with mat systems that pull moisture up through the boards; cupped boards frequently flatten as the gradient equalises and a light refinish returns the floor. Cabinet runs can usually be dried in place through the toe-kick rather than pulled.
Wine rooms deserve a specific mention. They're insulated, sealed and cooled, which means they hold moisture rather than shedding it, and the racking is often the most expensive millwork in the house. They need dedicated attention rather than being treated as another room.
Slope drainage and pools
Homes built into the hillside south of Ventura carry a retaining relationship with the ground behind them. During a wet winter that wall holds saturated soil under real pressure, and seepage appears low on the uphill side — often with no visible crack from inside. It's addressed by intercepting water outside, not by sealing from within.
Pools and their equipment are a second, quieter source. Underground plumbing between a pool and its equipment pad runs continuously under pressure, and a failure there can lose a great deal of water into the ground beside a foundation before anyone notices the level dropping. Where we find persistent foundation-adjacent moisture with no interior source, that's an early thing to rule out.
Contents pack-out matters more here too. Where a loss requires relocation, we inventory photographically and store climate-controlled, returning items against the same inventory so nothing gets lost track of.

What causes water damage in Encino
Undersized drying on large-volume homes
Double-height ceilings and open plans push dehumidification requirements far beyond what floor area implies.
High-value and specialty finishes
Stone, custom millwork, wine rooms and radiant-heat flooring each need specific handling that generic drying damages.
Hillside seepage south of Ventura
Homes cut into grade take subsurface flow against uphill walls during wet winters.
Underground pool plumbing failures
Pressurised lines between pool and equipment pad can lose water into foundation-adjacent ground undetected.

Why us, here
Why Encino residents call Drycore Restore
Equipment sized from air volume
Double-height ceilings mean a 6,000 sq ft house can hold twice the air of another the same size. Undersizing is why large dry-outs stall.
Specialty finishes handled specifically
Wine rooms hold moisture rather than shedding it. Radiant-heat flooring, stone and custom millwork each need their own approach.
Pool plumbing ruled out early
Underground lines can lose hundreds of gallons a day beside a foundation with nothing visible. We check it before chasing an interior source.
What Encino calls sound like
Encino losses are usually won or lost on equipment sizing. A big house with high ceilings needs the drying system calculated from air volume, and that's the step most crews skip.

Both. The same crew that extracts and dries also installs the new drywall, matches texture, paints, and reinstalls trim, flooring and cabinetry — so the job actually finishes instead of stalling between two contractors.
