Predictable housing fails predictably

Homes here were built on concrete slabs with copper supply lines run through the concrete. Decades of thermal expansion and contraction abrade the pipe where it contacts the slab until it perforates, and hot-water lines fail first because they move the most.

The signs are specific enough to act on before the damage becomes structural: a warm patch on the floor noticed underfoot in the morning, a water bill that jumped several thousand gallons with no change in household routine, the sound of moving water with every fixture and appliance off, and damp baseboard in a room with no plumbing behind that wall.

There's a five-minute test worth knowing. Turn off every water-using fixture and appliance including the ice maker and irrigation, then look at your water meter. If the low-flow indicator is moving, water is leaving the system. That doesn't prove it's under the slab, but it proves you have a leak and it's worth finding now rather than in three months.

What a slab leak actually costs

The plumbing repair is the smaller part. Water under a slab follows the sub-base to room perimeters and wicks upward into the bottom plate of framed walls and into drywall — which is why a leak in a hallway routinely produces damp drywall in three adjacent rooms.

Drying that means removing baseboard, drilling discreet cavity ports and running directed airflow into the wall assemblies. Aiming fans at the floor does nothing for the framing inside the wall.

Then there's the decision about the repair itself. A spot repair breaks the slab, fixes the failed section and patches the concrete — the right call for a first failure in an otherwise sound system. A reroute abandons the under-slab run and goes overhead through walls and attic, costs more, breaks nothing and makes any future leak visible instead of hidden. After a second failure on the same line, the reroute is usually the better economics.

Summers, attic air handlers and ceilings

The west valley runs hot for months, and air conditioning runs close to continuously through it. An air conditioner is a dehumidifier that happens to cool, and it moves a lot of water — all of which leaves through a small-diameter condensate drain line.

Those lines block with biofilm and dust over years. When one does, water backs into the drain pan and overflows, and where the air handler sits in an attic it lands on the ceiling below. It runs quietly for weeks before a stain appears, by which point the drywall, the insulation above it and sometimes the framing have been wet the whole time.

Prevention is trivial and almost nobody does it: clear the condensate line annually, make sure the secondary pan under an attic unit is intact with its overflow terminating somewhere you'd actually notice, and fit a float switch that shuts the system down when the pan fills.
