More than one home on the lot

A converted garage behaves differently from a house in a specific and consistent way. It typically sits on a slab poured without a vapor barrier, at or slightly below the grade of the surrounding yard, with plumbing added later and run wherever it could be run.

Sloping lots and where water actually arrives

El Sereno's hills aren't as severe as Mount Washington but they're real, and enough of the housing is cut into grade for slope drainage to be a regular part of the work.

Homes built into a hillside hold back saturated soil during a wet winter, and seepage appears low on the uphill side, frequently with no visible crack from inside. That's subsurface flow arriving a day or more after the rain stopped, and surface grading doesn't affect it — only interception uphill does.

Raised foundations are common on the sloping lots, which is genuinely useful. A crawl space shallow uphill and generous downhill collects water at the low end and evaporates it into the floor structure for weeks, but we can get under there, pump it, dry it, treat the framing and install a proper vapor barrier. It's a defined project with a permanent result.

Aging supply lines and laterals

Much of the original housing here runs supply plumbing well past its design life. Where that's galvanized steel it corrodes from the inside until a threaded joint fails under normal pressure, usually inside a wall and usually at night.

Sewer laterals are the parallel underground problem. Original clay tile joined every few feet, under a mature street canopy on sloping ground with long runs, gives roots plenty of joints to find. The pattern is a backup every year or two, worse in spring, temporarily cleared by snaking and then returning.
