Mitigation & rebuild in-house
One company from the first gallon extracted to the last coat of paint.
Pico-Union is among the most densely populated neighborhoods in Los Angeles, and it also contains some genuinely significant surviving Victorian and early-century housing, parts of it inside Historic Preservation Overlay Zones.
That's an unusual combination: irreplaceable historic material sitting in a neighborhood where most buildings are fully occupied apartment stock and any loss affects a lot of households.
Both halves of that need attention. The historic housing needs in-kind repair and patient drying; the apartment stock needs coordination and careful claim documentation.

Surviving Victorian and early-century housing
The historic housing here is old enough that construction details differ from anything built later — lath-and-plaster walls, redwood framing, original single-pane windows, and plumbing that in many cases has been partly replaced while original runs remain.
Plaster needs different handling from drywall. It's denser, holds far more water and releases it slowly, so a wall reading dry at the surface after three days can still be well above normal in the brown coat. It also fails by losing its keys — the material squeezed through the lath that holds the assembly to the wall — which means a wall can be structurally detached while looking perfectly intact. We tap the field before calling anything salvageable.
Where material has to come out we replace in kind. Substituting drywall for plaster changes the wall thickness and the relationship to original casing, and inside an HPOZ that's both a preservation problem and a value problem.
Dense apartment stock and century-old drains
The apartment buildings here are largely pre-war, built with vertically stacked kitchens and bathrooms, and running cast iron waste plumbing that is now around a century old.
Cast iron corrodes from the inside, horizontal runs and stack bases first, and the failure presents as a slow seep inside a wall or floor assembly rather than a break. It travels between units for months before a musty smell or a soft spot gives it away, and by then there's established growth in a shared cavity.
One failure in a plumbing column affects the same corner of every unit below it. Drying that means treating the column as one job, opening the cavities that carried water rather than assuming they're dry because the surface looks fine, and containing per unit so residents can stay in place.
Occupancy, documentation and staying housed
Occupancy is high and households here generally have the fewest relocation options of anywhere we work. Displacing people is a serious cost, not an inconvenience, and per-unit containment with schedules built around residents' actual working hours keeps most people in place.
Contents documentation matters disproportionately. Renters claims are underpaid more often than any other kind, and the reason is almost always evidence — a list that says "bedroom furniture" gets a generic allowance, while an inventory with individual photographs, descriptions and condition gets itemised.
So we photograph every significant item individually, including obvious total losses, before anything moves. A dumpster photo isn't evidence of what was in the dumpster, and for these households that difference is real money.

What causes water damage in Pico-Union
Irreplaceable Victorian materials in HPOZ blocks
Original plaster, redwood framing and millwork can't be reproduced, making demolition-first work a permanent loss.
Century-old cast iron waste stacks
Corroding drain plumbing seeps inside shared cavities for months, surfacing in a different unit than it started.
High-occupancy cascade losses
Stacked plumbing columns in dense pre-war buildings affect every unit below a single failure.
Underpaid renters contents claims
Without individual photographic documentation, households with the least margin absorb the shortfall.

Why us, here
Why Pico-Union residents call Drycore Restore
Victorian material and apartment stacks on one block
HPOZ housing needing in-kind repair alongside pre-war buildings with century-old cast iron. Two disciplines, same street.
Contents photographed individually
Renters claims are underpaid more than any other kind, and these households can least absorb the shortfall. Every item gets its own image.
Occupancy planned around, not through
High density means access coordination decides the timeline more than the drying does.
What Pico-Union calls sound like
Pico-Union has Victorian housing and century-old apartment stacks on the same block. We photograph every contents item individually here, because renters claims get underpaid and these households can least afford it.

Both. The same crew that extracts and dries also installs the new drywall, matches texture, paints, and reinstalls trim, flooring and cabinetry — so the job actually finishes instead of stalling between two contractors.
