The Tujunga Wash carries runoff from a very large area of the San Gabriels down through this part of the valley. The channel does its job, but the ground around it is the historic floodplain and behaves accordingly — permeable, with a water table closer to the surface than the rest of the valley floor.

The northern edge of Sun Valley climbs toward La Tuna Canyon and the Verdugos, and those properties see the pattern common to the whole foothill line: surface runoff during peak rainfall, then subsurface flow arriving at foundations a day or more later.
